The goal when developing Luum Zama was to preserve and conserve the lush tropical vegetation, to keep the area filled with green space, so guests & residents always have incredible green views of the jungle.

The condo is about 120 km| 75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). However, driving time varies based on time of day, so always check your mobile map apps for accurate driving time if you're driving. Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.

Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

This condo is in an area with its own 24-hour guarded security.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

There is no daily housekeeping, but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.

Interaction with Guests:
This is a self-check-in property. Access codes will be provided to you within 24 hours of arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.
